Inside the 2020 Restoration of 91 Central St

An extensive year-long transformation turned a deteriorating century home into four modern, code-compliant rental units, without losing its heritage character.

Some renovations replace. Others restore. The transformation of 91 Central St in Summerside, PEI, is a story of the latter: an extensive year-long project that turned a deteriorating century home into four modern, fully self-contained rental units while preserving the architectural character that made the building worth saving in the first place.

The Starting Point

The building had good bones: sweeping staircases, original trim, soaring ceilings, and the kind of proportions that modern construction rarely achieves. But decades of wear had taken their toll. The renovation, completed in 2020, addressed every system in the building from the foundation up.

Structural & Infrastructure

Greenfoot Spray Foam insulation was applied to the entire foundation, a critical upgrade for energy performance in PEI's maritime climate. The electrical system was completely replaced with a 200 AMP service, providing the capacity each unit needs for modern appliance loads.

Egress windows were installed where needed, bringing the building to current code for multi-unit occupancy. Full fire-break walls were added between every unit, along with sound remediation, an essential detail for tenant comfort and building longevity.

Systems & Comfort

Each unit received its own high-efficiency heat pump and Convect Air Heater system, plus a separate hot water tank. This independent mechanical setup means tenants control their own comfort, pay their own utilities, and the building operates with clean operational separation between units.

Interiors & Character

The hardwood floors were refinished throughout, and the original trim (crown moldings, baseboards, and window casings) was carefully preserved and restored. Custom kitchens were installed in three of the four units, featuring warm cabinetry, modern countertops, and stainless steel appliances including fridges, stoves, stackable washer-dryers, dishwashers, and over-the-range microwaves.

The sweeping staircases, original to the century-old structure, remain a defining feature, a reminder that this building was designed with care and craftsmanship that continues to impress more than a hundred years later.

The Exterior

The deck was levelled and repaired, and the exterior received the attention needed to protect the building for decades to come. The double-decker balconies at the rear provide outdoor space for upper-level tenants, while the row of heat pumps along the foundation wall signals the building's modern infrastructure.

The Result

Four large, bright, self-contained units, each more beautiful than the last, according to those who've seen them. The tenants were carefully selected by the owner, all with a deep appreciation for the building and the work completed. All wish to stay when the building changes hands, and all pay their own utilities. It's as close to a maintenance-free investment as you'll find in a century building.
